100 firefighters. 15 fire engines. Nine-storey building. One avoidable blaze.

As reported by Sky News, a major fire broke out in a restaurant kitchen in London’s White City on 6th September, sending thick black smoke across the skyline and forcing multiple residents to evacuate from their homes.

The fire is believed to have originated in the restaurant’s kitchen extract ductwork system, which ran vertically through the building — passing through residential flats above. Thankfully, there are no reports of serious injuries at the time of writing, but the incident poses a critical question:

Could this have been avoided with proper kitchen extract duct cleaning?

Grease is Fuel. Ducts Become the Chimney.

Kitchen extract systems – the hoods, risers, ductwork, and fans – accumulate large volumes of flammable grease and cooking residues over time. This grease buildup becomes a major fire risk.

Under the BESA TR19® Grease Hygiene Specification, every commercial kitchen has a legal and moral obligation to ensure that:

  • • Ductwork is regularly inspected and cleaned to remove grease.
  • • Cleaning frequencies are based on system usage (e.g., daily, weekly, or heavy use).
  • • Cleaning is done by a Vent Hygiene Register (VHR) approved contractor.
  • • A Post-Clean Verification Report and Certificate is provided for insurance and compliance records.

TR19® isn’t just a best-practice recommendation — it’s a widely adopted standard across the UK, referenced in insurance policies, fire risk assessments, and even prosecution cases when fires occur due to negligence.

Restaurant Owners: You Are Liable

If you operate a commercial kitchen and fail to maintain your extract system, you are putting your team, your diners, and — as seen in this case — even neighbours in residential buildings at risk.

Should a fire occur, and grease buildup is found to be the cause, you could be held legally responsible. Not only could this result in a total loss of your business, but it could also lead to:

  • • Prosecution under the Regulatory Reform (Fire Safety) Order 2005
  • • Invalidated insurance policies
  • • Personal liability if lives are lost
